Job SummaryResponsible for the maintenance and upkeep of the company's equipment, building(s) and grounds that minimizes interruptions in operations and ensures employee safety. Develops programs to extend equipment life, reliability and safe operation. Supervises the Maintenance Department staff and manages maintenance budget.MAJOR JOB DUTIES AND RESPONSIBILITIES (List in order of importance)nProvides vehicles, buildings, company grounds and general maintenance service as needed.nTours warehouse on a regular basis to ensure buildings and equipment are safe and ready to operate.nMonitors all materials handling equipment (MHE) maintenance activities, making sure that all equipment is serviced as required.nEnforces established safety, health, stock rotation, contamination and housekeeping policies and procedures.nMonitors security systems and enforce security policies and procedures.nInteracts with trash hauling and salvage companies to ensure that services are provided.nDirects the operations of the maintenance work team to achieve prescribed objectives.nMonitors performance to recommend promotions, wage increases and terminations.nTracks building and equipment repair and monitoring preventive maintenance programs.nResponsible for department budget and controlling expenses.nPurchases parts, supplies, and fuel necessary to perform required maintenance.nNegotiates, follow ups and enforces any maintenance contracts with outside vendors.nPerforms other duties as assigned.QUALIFICATIONS (Education/Training, Experience and Certifications)nAssociate's degree preferred.nMinimum of 5 years direct experience in a similar position.nRequires direct supervisory experience.nKNOWLEDGE SKILLS AND ABILITIES (Those necessary to perform the job competently)nProficiency with personal computersnProblem-solving and decision-making skills are essential.nMust have responsible work habits, skills and maintenance technology knowledge.nGood communication skillsnMust be available 24/7 for emergencies.nENVIRONMENTAL WORKING CONDITIONS & PHYSICAL EFFORT (Under Typical Positions)Typically works in an office environment with adequate lighting and ventilation and a normal range of temperature and noise level.Although the associate primarily works in an office environment, while performing the duties of this job, the associate can be exposed to an industrial warehouse environment. The associate may work near moving mechanical machinery and/or vehicles and the noise level in the work environment can be loud. Work assignments are diversified. Examples of past precedent are used to resolve work problems. New alternatives may be developed to resolve problems.A frequent volume of work and deadlines impose strain on routine basis. Minimal physical effort is required. Work is mostly sedentary but does require walking, standing, bending, reaching, lifting or carrying objects that typically weigh less than 10 lbs.
